About the Sleepy Hollow Eichlers

Built in 1972 and 1973, the Sleepy Hollow tract is one of Joseph Eichler’s smallest and among his last. Its roughly 15 homes sit on Catskill Court and Katrina Lane, which loop off Butterfield Road north of San Anselmo.

Sleepy Hollow Creek runs past most backyards. At homeowners’ request, Eichler built a woodland trail along the creek that links to a wider trail network, and the county later ruled that it couldn’t be blocked or fenced.

Three custom Eichlers stand on nearby hills outside the subdivision; the first was built in 1956. The Eichler Network describes the tract homes as large late models, with more alterations on Katrina Lane. The Sleepy Hollow Homes Association owns the clubhouse, park, tennis courts and pool.

Buying or selling a Sleepy Hollow Eichler

  • Radiant heatMost Eichlers were built with hot-water radiant heat in the slab. Ask whether the original system still runs, has been repaired or was replaced, and get a radiant-heat specialist to look before you remove contingencies.
  • The roofThe low-slope roofs and their insulation are a common upgrade. Ask for the roof’s age, material and any permits.
  • Glass and wallsOriginal single-pane glass and thin wall panels are typical. Many owners have upgraded; ask what was done and whether it was permitted.
  • Marin County rulesThe area is unincorporated, so Marin County handles permits. We found no Eichler-specific county standard here; check the parcel with Marin County planning before you plan changes.
  • Creek historyOne Eichler flooded in the 1980s, and the creek has risen to the top of its banks since; ask about flood history and the creek bank’s condition.
  • The creek trailThe Eichler-built creek trail can’t be blocked or fenced under a county ruling; check how it relates to the lot.
