About Greenridge

Greenridge, which residents call “the Hill,” climbs a ridge in the Castro Valley hills. The Eichler Network puts it at about 185 Eichlers built from 1960 to 1965 to plans by Jones & Emmons and Claude Oakland; another Eichler Network article dates construction to 1960–1963. Greenridge Road runs about a mile along the ridge, making this one of Eichler’s relatively few hillside tracts.

Eichler originally planned about 400 houses on both sides of the ridge, plus a community center, but a recession led him to sell sections to other developers, who later built conventional tract homes. Several steep lots inside the Eichler section, once set aside as pocket parks, now hold non-Eichler houses. Greenridge Park sits at the top of Greenridge Road.

Published features describe flat-roofed models with redwood ceiling panels and mahogany siding, a Jones & Emmons model from 1960, and a 1963 Double-A model. A few homes have second-story additions.

County reviewCastro Valley is unincorporated, so Alameda County handles planning and permits under its 2014 design standards and guidelines. We found no Eichler-specific guidelines, historic designation or mandatory homeowners association. The county began a Castro Valley historic resources survey in June 2026, expected to run to about summer 2028.

Buying or selling a Greenridge Eichler

  • Radiant heatMost Eichlers were built with hot-water radiant heat in the slab. Ask whether the original system still runs, has been repaired or was replaced, and get a radiant-heat specialist to look before you remove contingencies.
  • The roofThe low-slope roofs and their insulation are a common upgrade. Ask for the roof’s age, material and any permits.
  • Glass and wallsOriginal single-pane glass and thin wall panels are typical. Many owners have upgraded; ask what was done and whether it was permitted.
  • County rulesAdditions go through Alameda County planning and building review. Whether the county’s Castro Valley survey will evaluate Greenridge isn’t known yet; check with Alameda County Planning before you plan exterior changes.
  • Fire hazard mapAlameda County Fire publishes a fire hazard severity zone viewer for the unincorporated area, searchable by address.
  • Not every house is an EichlerOther builders put conventional homes on sections Eichler sold and on former pocket-park lots, so confirm the house from the tract map or permit history, not the street name.
