About the Sequoyah Hills Eichlers

In 1964 Eichler Homes and Palo Alto builder Brown & Kauffmann jointly bought about 100 acres in the southeastern Oakland Hills and planned 264 homes. Eichler built only a small cluster near the main entry on Hansom Drive off Keller Avenue; counts range from 48 (the homeowners association) to 53 or 54 (the Eichler Network and Oakland Heritage).

Claude Oakland laid out the homes and designed many of them, and Jones & Emmons designed others; the Eichler Network describes three basic models, one with a dual-sloped roof. Streets carry carriage names such as Coach, Phaeton and Shay drives. The rest of the subdivision, built through 1971, is non-Eichler.

In 1998 Oakland’s Cultural Heritage Survey rated the Eichlers there as contributing to a potential historic district, but no one has applied for designation, according to the Eichler Network. It reported in 2018 that none of the Eichlers had second stories.

Potential historic districtOakland’s 1998 survey rated the Eichlers as contributors to a potential district; that’s a rating, not a designation. Confirm the current status with Oakland’s planning staff.
Homeowners association reviewThe Sequoyah Hills Homeowners Association requires its Environmental Committee to preapprove major modifications and limits construction to two stories, under rules last revised in March 2005.

Buying or selling a Sequoyah Hills Eichler

  • Radiant heatMost Eichlers were built with hot-water radiant heat in the slab. Ask whether the original system still runs, has been repaired or was replaced, and get a radiant-heat specialist to look before you remove contingencies.
  • The roofThe low-slope roofs and their insulation are a common upgrade. Ask for the roof’s age, material and any permits.
  • Glass and wallsOriginal single-pane glass and thin wall panels are typical. Many owners have upgraded; ask what was done and whether it was permitted.
  • Oakland rulesOakland design review applies; small additions that match the existing design and stay within set limits can be exempt. Parcels in the city’s wildland-urban interface fire area get annual vegetation inspections, so check the city’s map for the parcel.
  • Get the association’s rulesAsk for the current Collected Rules and the Architectural Review Application before you plan exterior work.
