About Parkwood Estates
Parkwood Estates is one of three subdivisions Eichler built in Concord between 1963 and 1965. The Eichler Network dates it to 1963 with 77 Eichlers and several ranch houses mixed in; USModernist dates it to 1964 with about 70 homes.
USModernist lists three models: an A-frame, a peaked model with an atrium and a peaked model without one. The Eichler Network says Parkwood’s houses are slightly larger than those in the other two Concord tracts and come in more models, and some keep original paneling, kitchens and baths.
The tract covers Gainsborough, Barrington, Merridan and Lancashire drives between Concord Community Park and Babel Lane, a compact enclave with no through streets about two miles from Todos Santos Plaza along Clayton Road.

- Radiant heatMost Eichlers were built with hot-water radiant heat in the slab. Ask whether the original system still runs, has been repaired or was replaced, and get a radiant-heat specialist to look before you remove contingencies.
- The roofThe low-slope roofs and their insulation are a common upgrade. Ask for the roof’s age, material and any permits.
- Glass and wallsOriginal single-pane glass and thin wall panels are typical. Many owners have upgraded; ask what was done and whether it was permitted.
- Concord rulesWe found no Eichler-specific rules. Concord’s development code, as published on a third-party code site, sends larger second-story additions, second stories less than 10 feet from a side lot line, additions that push floor area above 30 percent of the lot and work on sloped lots to design and site review. Confirm current rules with the Planning Division.
- Roof by modelModels range from A-frames to peaked atrium designs, so the roof type and reroofing options differ by house; ask for the roof’s age and material.
