About Saratoga’s Eichler tract
In the northeast corner of Saratoga’s Golden Triangle, between Cox Avenue and Highway 85, Eichler Homes built the city’s only Eichler tract in 1964 and 1965. A published history of the tract says 47 homes were planned and 35 were built; county records show the remaining lots filled in with other houses by about 1970.
The designs are credited to Claude Oakland. The City of Saratoga’s heritage inventory lists one Eichler on Shubert Drive and the tract’s Eichler entrance planters on De Havilland Drive.

Not every house on these streets is an Eichler; other houses filled the unbuilt lots.

the nerd check
Buying or selling a Saratoga Eichler
- Radiant heatMost Eichlers were built with hot-water radiant heat in the slab. Ask whether the original system still runs, has been repaired or was replaced, and get a radiant-heat specialist to look before you remove contingencies.
- The roofThe low-slope roofs and their insulation are a common upgrade. Ask for the roof’s age, material and any permits.
- Glass and wallsOriginal single-pane glass and thin wall panels are typical. Many owners have upgraded; ask what was done and whether it was permitted.
- Saratoga rulesCheck whether a specific house is on the city’s heritage inventory, and the parcel’s zoning, with Saratoga’s Community Development Department before you plan changes.
- Eichler or infill?About a quarter of the planned lots were built with other houses. Confirm a home’s builder and year before you pay an Eichler premium.
