About Fairhaven
The National Register study of San Jose’s Eichler tracts calls Fairhaven the last of them: a 57-unit map signed in 1962 on the western edge of the growing city, built out over the next year. A 1963 San Francisco Chronicle article cited in the study names Jones & Emmons as the designers.
The study doesn’t list Fairhaven’s streets. Eichler sales reported to the MLS cluster on Mossbrook Avenue, Mossbrook Circle and Student Lane, so this page follows those streets.
Don’t confuse it with the Fairhaven Eichler tract in Orange, in Southern California.

the nerd check
Buying or selling a Fairhaven Eichler
- Radiant heatMost Eichlers were built with hot-water radiant heat in the slab. Ask whether the original system still runs, has been repaired or was replaced, and get a radiant-heat specialist to look before you remove contingencies.
- The roofThe low-slope roofs and their insulation are a common upgrade. Ask for the roof’s age, material and any permits.
- Glass and wallsOriginal single-pane glass and thin wall panels are typical. Many owners have upgraded; ask what was done and whether it was permitted.
- San Jose rulesSan Jose has no Eichler-specific design guidelines that we found. Check the parcel’s zoning, and whether any historic review applies, with San Jose Planning.
- Which tract?Fairhaven was recorded as Tract 3009. Confirm it from the legal description in the title report.
