About Edgewood

Edgewood is a 93-lot Eichler tract from 1956, designed by A. Quincy Jones of Jones & Emmons according to the City’s Eichler guidelines. It adjoins the Green Gables historic district and includes the east side of Wildwood Lane, but it was built separately to different plans, so it isn’t part of that district.

Nearby Edgewood Plaza was an Eichler-built shopping center from the 1950s.

• Radiant heatMost Eichlers were built with hot-water radiant heat in the slab. Ask whether the original system still runs, has been repaired or was replaced, and get a radiant-heat specialist to look before you remove contingencies.
• The roofThe low-slope roofs and their insulation are a common upgrade. Ask for the roof’s age, material and any permits.
• Glass and wallsOriginal single-pane glass and thin wall panels are typical. Many owners have upgraded; ask what was done and whether it was permitted.
• Palo Alto rulesThe city’s Eichler design guidelines (2018) cover remodels and additions in Eichler neighborhoods. Check them, and any overlay on the parcel, with Palo Alto Planning before you plan changes.
• Flood zoneThe City’s November 2017 flood map shows this tract in a FEMA Special Flood Hazard Area. Flood zones change, so pull a current City parcel report and price flood insurance early.
• CC&Rs and design reviewEdgewood is one of a few Palo Alto Eichler tracts with an architectural control committee that uses its CC&Rs, per the City’s guidelines. Ask for the CC&Rs and the committee’s current process before you plan changes.
