How long homes are sitting

Every home for sale in a city, live from the MLS, sorted by how many days it has been on the market: what’s brand new, what’s been sitting, which price bands turn over and which wait, and which listings have already cut their price.

  • for sale now…listings read
  • median days on market…half are newer, half older
  • new this week…7 days or less
  • on market 60+ days…of listings

the clock

How long today’s Sunnyvale listings have been for sale

Each row is a span of days on market. The bar is how many of today’s listings fall in it, and the note under each span is how many of those have already cut their price.

Days on market as reported on each listing. A home taken off the market and listed again may show a fresh count, so some long waits read shorter than they were. This describes listings still for sale, not how fast homes sold.

Days on market by price band

The same listings by asking price. A high share past 60 days in a band can point to more homes than buyers at that price right now; a high share new this week, to a band that turns over quickly.

Grayed rows have fewer than 10 listings. Price cut means the listing shows a current price below its original list price.

    the listings

    Fresh, sitting, and cut

Three groups worth a look: listings that came on the market in the last week, listings past 60 days with no price change, and listings past 60 days that have already cut.

Listings with a full address, from the MLS through our IDX feeds. A long time on the market isn’t a flaw by itself; ask why before you write an offer.

    If you’re buying

    • Ask why it’s still for salePrice, condition, access, timing or a deal that fell through: the listing agent can often tell you, and the answer shapes your offer.
    • Time can be leverageA listing past 60 days with no cut may have a seller open to terms: a longer close, a rent-back or help with repairs. The Offer Lab and Leverage Lab cover how to read it.
    • New listings run on their own clockSome listings set an offer date in the first week or two. Ask the listing agent when offers are due before you plan your inspections.
    • Watch the cut, not just the daysA price cut after a few weeks can bring buyers back. The Price-Cut Radar lists every cut in the city.

    If you’re selling

    • Know the clock you’re competing onCompare your price band’s median days on market with the city’s: it’s a quick read on how many homes buyers in your band can choose from.
    • Plan the first weeksPricing, photos, open houses and an offer date all land in the first weeks on the market. The Launch Lab walks through them.
    • Set your checkpoints in advanceAgree with your agent when you’ll review showings, feedback and price, so a slow start gets a plan instead of a guess.
    • Read your competitionListings past 60 days in your band are the homes buyers compare yours with. The Leverage Lab shows them next to recent sales.
    property nerd note

Days on market describes the listings still waiting, not the ones that sold. A city with many fresh listings and few old ones is turning over quickly; a pile-up past 60 days in one price band says buyers there have choices. Either way, the specific home and its price decide, and we’re glad to read the numbers with you.

    questions

    Questions we hear

What counts as days on market?

The number of days a listing has been on the market as reported on the MLS listing, read live each time the page loads. A home taken off the market and listed again may show a fresh count.

Is this how long homes take to sell?

No. It describes homes still for sale today. Homes that sold quickly have already left the list, so these figures lean toward slower listings. Our sold-data pages cover what happened to the homes that sold.

What does price cut mean here?

The listing shows a current price below its original list price. The share is the part of the listings in that group that have cut at least once.

Why do some cities’ figures jump around?

Small cities have few listings, so a handful of homes can move the median. Grayed rows in the price table have fewer than 10 listings.

    Which listings are included?

Houses, condos and townhomes for sale in the city, from the MLS through our IDX feeds, with repeat records removed. Land, multi-unit buildings and mobile homes are left out.
