Ask ten Los Altos buyers what they're looking for and you'll hear the same wish list: great schools, a quiet street, room to grow and easy access to Silicon Valley. But when it's time to write an offer, buyers usually head down one of three paths:
- Buy an updated home and move right in.
- Buy brand-new construction and skip the maintenance for years.
- Buy land with plans and build exactly what you want.
Each path has real advantages and real trade-offs. Here's how to think about them, illustrated by three Boyenga Team properties in Los Altos and Los Altos Hills.
Path 1: The Updated Home
Example: 11725 Winding Way, Los Altos (94024). Recently sold for $4,200,000.
- 5 bedrooms, 4 baths, approx. 3,127 sq ft on three levels
- Built 1992 and beautifully remodeled: a stone fireplace, a quartz kitchen with a gas cooktop, and a primary suite with a walk-in closet
- A private, relatively level backyard with a majestic oak and hill views

Why buyers choose this path:
- Value per square foot: you typically get more space for the price than with new construction.
- Established setting: mature trees, settled neighborhoods and no construction next door.
- Speed: move in on closing day, with no permits and no build timeline.
What to watch for: older systems behind updated finishes. Review inspections carefully, especially the roof, foundation, sewer lateral and electrical.
The takeaway from Winding Way: a well-updated, well-presented home in a quiet setting still draws strong buyers in Los Altos. If you want one, be ready to move quickly.
Path 2: Brand-New Construction
Example: 562 Palm Avenue, Old Los Altos (94022). Offered at $6,498,000.
- Completed in 2026 on a lot of approx. 6,850 sq ft
- A 2,261 sq ft main home with four bedrooms (including two primary suites), a chef's kitchen with custom cabinetry and premium appliances, and a living room with a fireplace and expansive glass doors
- A 1,122 sq ft second residence with two bedrooms, for family, guests, caregivers or a home office
- Solar panels and EV charging
- A short walk to downtown Los Altos and the weekly farmers' market
Why buyers choose this path:
- Low maintenance: new roof, new systems and new finishes, built to current energy codes.
- Built for how families live now: dual primary suites and a second residence are hard to find in older homes.
- Location: new construction this close to downtown Los Altos rarely comes up.
What to watch for: builder warranties, final permits and certificates of occupancy, and how the second residence can legally be used. We help buyers review all of it.

Path 3: Build Your Own, With a Head Start
Example: 27600 Altamont Road, Los Altos Hills (94022). Coming Soon at $4,198,000.
- A 1.2-acre estate parcel on one of Los Altos Hills' most prestigious corridors
- An existing home on the site, which can make financing simpler than buying raw land
- Shovel-ready plans by internationally recognized modernist firm Humphreys & Partners Architects for about 5,800 sq ft of main living space, a 1,200 sq ft ADU and a flexible basement (proposed design, subject to Town of Los Altos Hills approvals)
- Close to Byrne Preserve, hiking and equestrian trails, and downtown Los Altos and Palo Alto
Why buyers choose this path:
- A fully custom result: your layout, your finishes, your views.
- Land: more than an acre of privacy is the true luxury in Los Altos Hills.
- A head start: designing a hillside estate from scratch can take years. Starting with completed plans saves significant time and design cost.
What to watch for: construction budgets, timelines, financing and Town approvals. Build a realistic plan with your architect, builder and lender before you commit.
Why it's Coming Soon: Altamont is in Phase 2 of Compass's 3-Phased Marketing Strategy. After a private Phase 1 within the Compass network, it's now previewing publicly on Compass.com before its full MLS launch, so serious buyers get a head start. Compass reports that homes pre-marketed this way close for 4.6% more, go to contract 34% faster and are 29% less likely to drop in price (Compass data, 12 months ending March 2026).
