Redwood City and San Carlos are neighbors in San Mateo County, with one Caltrain station each and downtowns a short train ride apart. They match on electricity and transfer tax; the differences are in size, tenant rules and housing. Here’s the comparison, with a live-market snapshot from our City Match-Up.

The basics

  • Caltrain. Each city has one station, Redwood City and San Carlos; San Carlos station uses the 1888 depot building by El Camino Real. See Homes Near Caltrain.
  • Downtowns. Downtown Redwood City’s older blocks, the Mezesville area, mix cottages including pre-1906 Queen Anne designs. San Carlos’s downtown runs along Laurel Street, where Harrington Park is being rebuilt as a plaza, with completion expected in early 2027. See Downtown Redwood City and Homes Near Downtown.
  • Electricity. Both get power from WestLight Energy (formerly Peninsula Clean Energy), delivered by PG&E.
  • School districts. Check the district’s boundary lookup for any address.

At closing

Neither adds a city transfer tax, so a $2 million sale carries only the county’s $2,200 in either city. See our transfer tax guide.

Homes and rules

  • Eichlers. Redwood City has Atherwood, an Anshen & Allen tract released in November 1950 (see our Horgan Ranch guide), and five Eichler duplexes on Roble Avenue from 1956. San Carlos has no tract on our index. See Peninsula and San Francisco Eichler tracts.
  • Rentals. Redwood City has no rent cap; a tenant protection ordinance in effect since January 1, 2026 requires relocation payments for no-fault terminations and adds a right to return after a substantial remodel. See rent rules by city.
  • Single-story zoning. We found no single-story overlay in either city. See overlays by city.
  • Neighborhoods. Our San Carlos guides include White Oaks and Howard Park; see also the San Carlos city guide.

The market, in a snapshot

  • Sales in 90 days: 153 in Redwood City, 73 in San Carlos.
  • Median sale price: $1.95 million in Redwood City, $2.4 million in San Carlos.
  • Median price per square foot: $1,266 in Redwood City, $1,375 in San Carlos.
  • Median sale-to-list: 103.8% in Redwood City, 102.2% in San Carlos.

Medians follow the mix of homes, and these numbers change daily, so open the live City Match-Up and switch to houses only to compare like with like.
