Is Palo Alto Walkable? Homes Within Walking Distance of Its Two Downtowns

Is Palo Alto walkable? It depends on where you live in it. The city has two downtowns, University Avenue and California Avenue, and each sits next to a Caltrain station. Homes within a short walk of those centers are a small share of what’s for sale. Here’s what we measured on October 18, 2026, and how to check any address.

Two downtowns, two stations

  • University Avenue. Downtown Palo Alto, measured from University Avenue at Ramona Street. The Palo Alto Caltrain station is on University Avenue at the edge of downtown.
  • California Avenue. Palo Alto’s second main street, measured from California Avenue at Birch Street, near the California Avenue Caltrain station.

How many homes were for sale within walking distance

From our Homes Near Downtown tool on the morning of October 18, 2026, counting houses, condos and townhomes. A quarter mile is about a five-minute walk, a half mile about ten and a mile about twenty.

  • University Avenue: 4 homes within a quarter mile, 10 within a half mile and 23 within a mile.
  • California Avenue: 3 homes within a quarter mile, 6 within a half mile and 18 within a mile.

For scale, Palo Alto had 56 homes for sale that morning, according to our City Match-Up. The one-mile circle around University Avenue can include homes across San Francisquito Creek in Menlo Park, and the half-mile counts near University Avenue include several condos. Counts change daily, so open the tool for today’s list.

What this means if you want to walk

  • Expect a short list. Within a half mile of either downtown, only a handful of homes were on the market that morning, so set up an alert and be ready when one lists.
  • Widen to a mile. At about a 20-minute walk, the choices roughly double or triple.
  • Use the trains as anchors. Our Homes Near Caltrain page draws the same circles around the Palo Alto and California Avenue stations, and around every other station from San Francisco to Gilroy.
  • Check the exact route. A straight-line distance can hide a long way around, for example to a crossing of the Caltrain tracks. Walk it at the time of day you would.

Learn the streets

Our Palo Alto guides cover Professorville, Crescent Park, Old Palo Alto, Evergreen Park, College Terrace and Southgate street by street. Weighing Palo Alto against a neighbor? See Palo Alto vs. Mountain View, Menlo Park vs. Palo Alto and Los Altos vs. Palo Alto.
