Techbuilt and Deck House homes
Two families of modern post-and-beam houses from Massachusetts. Architect Carl Koch introduced the Techbuilt house in 1953, and more than 3,000 kits sold before 1963. Deck House, founded in 1959 by two former Techbuilt people, made thousands more, mostly on the East Coast.

Designation and the rules
- A Techbuilt on the National RegisterThe James Swallen House in New Canaan, Connecticut, a Techbuilt, was listed in 2010. Listing alone doesn’t restrict private owners.
- Lexington’s conservation districtLexington, Massachusetts adopted the Turning Mill Neighborhood Conservation District in 2018 (113 parcels, including a Techbuilt cluster on Demar Road); alterations there need approval, under rules the town calls less restrictive than a local historic district.
- A proposed Deck House districtConcord, Massachusetts studied a local historic district for Jennie Dugan Road, with 13 Deck Houses from 1960 to 1968, in 2020; we couldn’t confirm whether it was adopted.
before you buy
What to check before you buy
- Single glassOriginal Techbuilt wall panels have a single pane of plate glass or two metal sliding windows.
- Radiant floorsFind out whether the original under-floor radiant heat is still in use.
- The frame is the houseThe posts, beams and panels carry the loads, so have an engineer look at any remodel that moves walls or glass.
- AdditionsMany of these houses have had additions; ask what’s original.
- Deck House windows and ageCheck the mahogany frames and steel casements; Concord’s study notes these houses are increasingly in need of updating.
Where they cluster: Lexington’s Middle Ridge and Turning Mill area has about 35 Techbuilts among some 95 homes, Ann Arbor has 15 identified, and Deck Houses gather around Concord, Massachusetts and North Carolina’s Triangle. Production counts vary by source, from at least 7,000 Deck Houses to more than 20,000 counting later companies.
