Sarasota School homes

A movement rather than a neighborhood: post-war architects in Sarasota, Florida, including Ralph Twitchell, Paul Rudolph, Victor Lundy, Gene Leedy and Tim Seibert, adapted modern design to the Gulf Coast climate. About 300 properties are associated with it, in places like Lido Shores, Siesta Key and Casey Key.

the houses

What makes them distinctive

  • Built for the climateCross-ventilation, deep overhangs, operable walls, shaded courtyards and raised volumes.
  • Jalousie windowsJalousie windows chosen to work with the Gulf Coast environment.
  • ShadeShading structures, like the slatted awning of Paul Rudolph’s Umbrella House, designed to temper the Florida sun.
  • MaterialsLocal limestone brick, Ocala block, terrazzo, steel, concrete and cypress, with large glass windows and sliding doors.
  • Inventive roofsExperimental roofs, from Victor Lundy’s designs to the sprayed “cocoon” roof of the Cocoon House.

Designation and the rules

  • Individual houses, not districtsWe found no Lido Shores or Siesta Key historic district. Protection comes house by house.
  • The National RegisterThe Umbrella House (1953) was listed in 2019, the ninth Sarasota School design on the National Register in the county. Listing alone doesn’t restrict private owners.
  • City of Sarasota designationChanges to a locally designated building need a certificate of appropriateness. The city encourages Sarasota School buildings younger than 50 to apply, and designation can bring some relief from building and zoning rules and a county tax exemption for qualifying improvements.

before you buy

What to check before you buy

  • Designation statusFind out whether the house is locally designated, which means changes need city approval.
  • The FEMA 50% ruleIf repairs cost more than half a building’s value, it must be brought up to current code; a National Register determination of eligibility can exempt a house, so ask whether one exists.
  • Storm damageAn estimated 100 to 150 Sarasota School properties were affected by the 2024 storms; ask about any damage and repairs.
  • IntegrityA remodel that removed the overhangs, especially on south or west faces, is a sign the house no longer works the way it was designed.
property nerd note

Where they are: Lido Shores, a Philip Hiss development, had about 30 examples by Rudolph, Seibert, Jack West and the Zimmermans in a 2001 count, and some have since been demolished; Siesta Key and Casey Key have others. Dates vary by source, from the 1940s through the 1960s.
