Blog > Mountain View vs. Sunnyvale: Trains, Taxes, Eichlers and the Market
Mountain View and Sunnyvale share a border in Santa Clara County, about 3 miles apart center to center, and both sit on Caltrain and VTA light rail. Their biggest differences show up at closing, in Eichler counts, in rental rules and in the market. Here’s the comparison, with a live-market snapshot from our City Match-Up.
The basics
- Caltrain. Each has two stations: Mountain View and San Antonio in Mountain View; Sunnyvale and Lawrence in Sunnyvale.
- Light rail. VTA light rail serves both cities.
- Electricity. Both get power from Silicon Valley Clean Energy, delivered by PG&E.
- School districts. Mountain View is served by the Mountain View Whisman and Los Altos school districts and the Mountain View–Los Altos Union High School District. For any address in either city, check the district’s boundary lookup.
At closing
Mountain View adds a city transfer tax of $3.30 per $1,000 (1.5% of the whole price above $6 million, under Measure G); Sunnyvale adds none. On a $2 million sale that’s $8,800 in Mountain View and $2,200 in Sunnyvale. See our transfer tax guide.
Homes and rules
- Eichlers. Our index lists 10 Eichler tracts in Sunnyvale and two in Mountain View, Fairview in Monta Loma and Grandmeadow. See Silicon Valley Eichler tracts.
- Single-story zoning. Sunnyvale has single-story combining districts on many Eichler blocks; Mountain View uses a one-story height overlay in areas such as Grandmeadow. See overlays by city.
- Rentals. Mountain View’s rent stabilization law covers apartments built before February 1, 1995, with a 2.5% allowed increase for September 2026 to August 2027. See rent rules by city.
- Downtowns. Castro Street in Mountain View and Murphy Avenue in Sunnyvale are both a short walk from their Caltrain stations. See Homes Near Downtown.
